How a transfer actually runs
Six stages, in this order, lodged at the Johannesburg Deeds Registry. The one that stalls most files is the second, and it is the one you can start today.
Instruction
The estate agent or the seller sends through the signed offer to purchase. The file opens the same week.
FICA and documents
Identity documents, marriage certificates and proof of address from both sides. The stage that stalls most transfers when it is left late.

Signature
Seller and buyer sign the transfer documents at the office in Bartlett. You are told what each page does before you sign it.
Clearances
Rates figures from Ekurhuleni, levy clearance from the body corporate, and the transfer duty receipt from SARS.
Lodgement
Transfer, new bond and bond cancellation are lodged together at the Johannesburg Deeds Registry and examined there.

Registration
The deed is registered, the seller is paid, and the keys change hands. You get the call the day it happens.
